Assisted living facilities, typically house vulnerable individuals (such as elderly or disabled residents) who may have limited mobility or health conditions that make fire evacuation difficult.

 

These buildings are generally equipped with fire sprinkler systems that cover individual apartments or rooms, as well as shared areas like corridors, dining rooms, and recreational spaces. The sprinkler system is usually connected to a central control system, with test valves located in riser cupboards or other communal areas.

Arrival and Preparation

If connected to the fire brigade, we will isolate the fire alarm system and notify the fire brigade of the service activity to prevent false alarms.

Visual Inspection

Detailed visual inspection of the system, including sprinkler heads, pipework, and valves, to check for any visible damage or obstructions.

Water Tank and Pump Inspection

Ensuring the water tank and pump are functioning correctly and can provide sufficient water in case of an emergency.

Flow and Pressure Testing

We'll verify the water flow and pressure levels to ensure they meet the required standards for effective operation.

Alarm and Flow Switch Testing

Next we'll test the alarm and flow switch to ensure they activate properly during sprinkler activation.

System Reactivation

Once testing is complete, we'll reactivate the fire alarm system and ensure everything is back to normal.

Detailed Job Report

A comprehensive on-site report, detailing any faults found and providing recommendations for repairs or improvements will be written.

Certification

Our engineer will walk you through the findings and address any questions you may have.

What We Need from You

To ensure a smooth and efficient service in your retirement village or care home, we kindly request the following from management:

Resident Notification

Please inform residents in advance, as water pressure may drop temporarily, and system functionality could be affected during testing. We will also require access to individual residences in order to inspect sprinkler heads.
 

Clear Access to Key Areas

Ensure that all sprinkler heads, test valves, and visible pipework are easily accessible for inspection. This includes riser cupboards where test valves and flow switches may be located.

Pump and Tank Access (If Applicable)

If your system includes a water pump or tank, make sure these areas are accessible for our inspection.
 

Fire Alarm Panel Access

We will need access to the fire alarm control panel, especially if it’s linked to the fire brigade. Our engineers will notify the fire brigade before testing begins.
 

On-Site Parking

If possible, please provide on-site parking for our engineers and their equipment.
 

Details of Recent Changes

Let us know if any recent renovations, property changes, or system updates have been made that could affect the fire sprinkler system.

Building Manager Responsibilities

Once your fire sprinkler system is installed it's important that you keep an eye on things to ensure everything is working as it should be.

Care staff should routinely inspect sprinkler heads to ensure they haven't been tampered with, and aren’t obstructed by furniture, decorations or dust.

Ensure that sprinkler components, such as control valves, pumps, and riser cupboards (where test valves and flow switches may be located), are easily accessible.

Water Supply

Ensure the water supply to the sprinkler system remains on, especially in communal areas.

For Leaks

Staff should monitor for leaks or unusual noises from the system and report any issues right away.

Residents

Inform residents ahead of time about any scheduled testing or repairs, as water pressure may be affected. Make necessary arrangements for room access.
