Understanding Sprinkler Systems in Residential Blocks
In residential apartment blocks, whether they are privately owned or social housing, fire sprinkler systems are often installed as part of a wider fire safety strategy. The sprinkler systems are usually connected to a centralised water supply, with control valves and test points located in riser cupboards or shared utility areas.
The responsibility for the upkeep of these systems generally lies with the building management, although in some buildings, individual units may have internal test valves or systems that could be the resident's responsibility.

Our Step by Step Process
Arrival and Preparation
If connected to the fire brigade, we will isolate the fire alarm system and notify the fire brigade of the service activity to prevent false alarms.
Visual Inspection
Detailed visual inspection of the system, including sprinkler heads, pipework, and valves, to check for any visible damage or obstructions.
Water Tank and Pump Inspection
Ensuring the water tank and pump are functioning correctly and can provide sufficient water in case of an emergency.
Flow and Pressure Testing
We'll verify the water flow and pressure levels to ensure they meet the required standards for effective operation.
Alarm and Flow Switch Testing
Next we'll test the alarm and flow switch to ensure they activate properly during sprinkler activation.
System Reactivation
Once testing is complete, we'll reactivate the fire alarm system and ensure everything is back to normal.
Detailed Job Report
A comprehensive on-site report, detailing any faults found and providing recommendations for repairs or improvements will be written.
Certification
Our engineer will walk you through the findings and address any questions you may have.
What We Need from You
To ensure a smooth and efficient service in your residential block, we kindly request the following from management:

Clear Access to Key Components
Ensure that areas around the sprinkler heads, test valves, and any visible pipework are free from obstructions. If applicable, we will require access to the tank room.
Notification of Residents
Communicate the service schedule to residents in advance, ensuring they are aware of the upcoming service and any necessary preparations they should make. We will need to carry out inspections in all dwellings.

Fire Alarm Control Panel
The fire alarm system needs to be accessible so that we can isolate it during testing.

Water Supply Access
We will need access to the test valve/s to verify flow and pressure levels.
Notification of Recent Changes
Inform us of any recent changes to your system or property that might affect the sprinkler system, such as renovations or updates.
Home Owner Responsibilities
Once your fire sprinkler system is installed it's important that you keep an eye on things to ensure everything is working as it should be.
Regular
Visual Checks
Periodically inspect the sprinkler heads to ensure they are not obstructed by furniture, paint or debris.
Keep The Area Clear
Ensure that access to sprinkler components, like the control valves and pump (if applicable), are unobstructed.
Maintain
Water Supply
Ensure that the water supply to the sprinkler system remains on at all times.
Monitor
For Leaks
Be mindful of any visible leaks or unusual noises coming from your system and report them immediately.
Report
Issues Promptly
Contact us if you notice any damage or if your system has been accidentally turned off.
